But can the two come together like peanut butter and jelly in perfect harmony? Yes! Do they come together in the shape of a cool mid-century home on Capitol Hill for under $600,000? Double YES!

This is especially true in Capitol Hill and its surrounding neighborhoods. The appreciation of housing around here has been intense. But you can still find a cool mid-century home for under $600,000 right here in Capitol Hill, Seattle. 

What Is Capitol Hill’s Real Estate Market Like Right Now? What Home Can You Buy for Under $600,000 on Capitol Hill in Seattle?

Let’s dive into the data! Right now in Capitol Hill, single-family homes sell on average for around $2 million dollars. Want a townhouse? Here in Capitol Hill, townhouses are currently selling for around $1.4 million dollars. Overall, condos in Capitol Hill are selling for $450,000 and more specifically two bedrooms are selling for around $600,000. 

So, I’m sure by now you are asking “But Roy, what home can you buy for under $600,000 in Capitol Hill in Seattle?” I got you, and spoiler alert: It’s in the sky, it’s gorgeous, it has a view.

And it’s not as hard to purchase as you might first think. 

In my Coffee with Roy video for March 2022, I talked about different ways to buy a home in Seattle right now. I also talked about the importance of buying the right size home for you. I really think this mid-century condo is super ​​versatile and could be just right for most renters looking to buy their first place. Frankly, if Katy and I were shopping for our first home right now we would likely be looking at condos like this one. The price, location, and condition are all fantastic. (Shhhhhh, don’t tell Kim!) But I think we found the perfect trifecta.

Welcome to the Mariner Condominiums! Built in 1962, this complex is made up of two buildings totaling 17 units. This unit is on the 3rd floor and features two huge bedrooms and one bathroom. There is also a living room dining area for entertaining your book club or spinning records before heading out on the town. 

Don’t miss the private deck overlooking the city. You do have a pretty gorgeous Space Needle view, which is icing on the cake! One last thing I would be remiss to not mention. This building also has a private pool. If Katy and I were shopping for our first home right now we would likely be looking at condos like this one. The price, location, AND condition are all fantastic. Don’t tell Kim but I think we found the trifecta. 

What You Need to Consider When Shopping for a $600,000 Condo in Seattle

When shopping for a half-million-dollar condo in Seattle you have a lot to think about. Almost all of Seattle’s neighborhoods are going to have great options for you. Once you know which neighborhood to focus on, we can break it down further to tailor your wants block by block within each of those neighborhoods. 

When we start the process, we want to pay attention to the big stuff like: How much space do you need? Studio, one, or two bedrooms? Is extra storage important? Do you need car parking? Do you want to live high in the air or be able to take the stairs to your unit? How much walkability is too much walkability? Once we narrow those down we can start to dig into the fun stuff like vibes of the building and amenities. 

Just like Seattle’s neighborhoods, each condo building can have specific energy based on its age, style, maintenance, and health of the Home Owners Association. And let me tell you: the HOA can be a big part of condo ownership. I agree that it may be important for you to have a parking spot or in-unit laundry, but what can be even more important will be your Dues, Upcoming Special Assessments, and what kinds of pets are allowed by the HOA rules. The HOA of this building is currently 65% funded. We love to see that. And a while ago they had a huge special assessment to re-clad the building which has been all paid off. Lucky you! The HOA is small but mighty. And that is exactly what a smart Diva Dweller looks for in a condo building.

What’s It Like to Live in Seattle’s Capitol Hill Neighborhood?

Now let’s talk about the real star, Capitol Hill. This area is my old stomping grounds and that’s no joke. I used to live about 6 blocks from here, and 10 blocks from here… and then 8 blocks from here… and I went to school at Seattle University 20 years ago this fall… Woof! 

Anyway, some of my greatest hits for restaurants, bars, and coffee shops are The Lookout, Finch and Pine, Harry’s Fine Foods, Joe Bar, Bait Shop, Top Pot, Single Shot, Summit Ale House. And those are just the nearby ones. Right up the street is North Broadway. Head south to find all kinds of great food. If that doesn’t do it for you, then keep going to the light rail station to head downtown, the U District, or most other foodie neighborhoods for a change of pace. Let’s not forget that from here you can also head right down the hill to South Lake Union. This neighborhood really does have it all.
