As many folks are being called back to the office, finding an affordable home with great transportation options AND a sense of community are all on many homebuyers’ minds. Top Most Affordable Suburbs of Seattle
Finding an affordable Seattle suburb with great transportation and a sense of community has become a top priority for many Seattle homebuyers. Keep reading for my insights as to where you should look for your next home!
Shoreline
Shoreline is the only suburb on this list to share a border with Seattle. Overall, Shoreline is about 15% less expensive than Seattle. Roy’s new listing here is a perfect example of what you will likely see when buying a home in Shoreline. This Diva Dwelling is a beautiful mid-century tri-level home with all the features and classic touches we mid-century nerds love to see. But it also comes with a big yard and walkability to the new South Shoreline light rail station—win, win, win! And let’s not forget you also have quick access to the beaches, streams, lakes, and trails. Shoreline is known for being close at hand.

Renton
How much do I love Renton?! Way too much. On average, Renton is 19% less expensive than Seattle. Their downtown is poppin’ and your choice for homes is all over the map as far as size and price. You can live down in the valley in a cool older home from the first half of the last century OR you can move up to the hills in something a little newer.

Burien
Living in White Center, Roy feels like an unofficial resident of Burien. On average, Burien is 28% less expensive than Seattle. Roy LOVEs all the mid-century homes that blanket the city. And all of us also love the plethora of Burien restaurants from Oaxacan, to MidWest comforts, to the best pizza in town. With both mountain and Puget Sound views available, Burien has it all!

Kent
Not a lot of people know that when Roy was fresh out of college he had an internship with the City of Kent Parks and Arts department. It was awesome! Roy repainted murals and managed the stages for the summer concert series. Kent, like Renton, got a lot of flack for being “less than” Seattle for way too long. This absolutely out-in-the-open “gem of a city” is affordable, lively, and has great transportation to downtown Seattle. It also has a ton of great home options including some that are on acreage. Plus, on average Kent is 30% less expensive than Seattle.
Kirkland
I have very fond memories of Kirkland’s lakefront parks and beaches. Their downtown is right along Lake Washington and has plenty to offer. When I visit Kirkland, I love to stop by the Ryan James Gallery and the Kirkland Arts Center. While Kirkland is more expensive than Seattle, it’s one of the more affordable suburbs on the Eastside. Especially compared to Bellevue, Redmond, and Woodinville.

Bonus Affordable Suburb of Seattle: Federal Way
You might be wondering “why Federal Way?” when there are so many great suburbs a little closer to Seattle. Well, it’s true, there are a ton of suburbs, but I think a lot of people are going to start moving to Federal Way. Why? They have the big ten thousand-foot lots and mid-century ramblers. They also have water views, mountain views, great parks, schools, and food. On top of all that, Federal Way is getting Link Light Rail in 2024. That means you will have similar access to downtown Seattle as someone living in Shoreline, or Columbia City. For me, that is a more than worthwhile set of reasons to have Federal Way on this list. On average Federal Way is 35% less expensive than Seattle.

What are the most affordable suburbs of Seattle? Shoreline shares a border with Seattle, and overall it is 15% less expensive than Seattle. Kent has a special place in my heart and on average it is 30% less expensive than Seattle. If you need to be close to Seattle but live on the Eastside, Kirkland is a smart option; while it’s technically more expensive than Seattle, it’s one of the more affordable Eastside suburbs. And finally, my bonus suburb is Federal Way, and on average, Federal Way is 35% less expensive than Seattle.
