Surprisingly we are getting a lot of calls right now for condo buyers in Seattle. Condos are an awesome option to buy a home in Seattle’s favorite neighborhoods like Capitol Hill, Queen Anne, and West Seattle. But without having to sacrifice urban walkability by moving farther afield to afford a home. 

A couple of things to look for this year versus previous years of buying a condo are the new lending and insurance regulations. We had one listing that fell apart last year because the building didn’t have proper homeowners insurance. Condo buildings these days need to qualify at a higher level than previously. “This may be the last year to get a great deal on a condo. Take advantage of the cool condo market and buy smart. Stretch if you can. Buy a two bedroom instead of a one bedroom, snag unit with an extra bath, and make sure the building is 100% solid. Look for HOAs with good reserves and well-maintained buildings. Basically buy the best condo you can afford while prices and demand are still low.” – Kim Colaprete

Roy Powell’s Advice for Buying a Condo in Seattle in 2024

“DON’T SLEEP ON CONDOS. There are a ton of good options right now and you can often get more space, views, location, etc. in a condo, rather than buying the same sized house or townhouse. Realistically, HOA dues are going to be $600+ per month. Let’s see what they cover and how the building is using those funds for maintenance and upgrades. I’m a firm believer that personal space is worth more than amenities. A condo is a great place to start building equity.” – Roy Powell

“Buying a condo in 2024 puts you in a power position! The condo inventory is high and you can get a great deal. Make sure you do a deep dive into the HOA; it should be financially strong and have clear CC&Rs (Covenants, Conditions & Restrictions) that detail the basic rules of the condo neighborhood. Additionally, make sure you specifically check out the rules about rentals and short-term rentals so that you’re aware of what to expect!” – Donna Burns
