Sold 30 over Asking - Hillman CityJust Listed! Just Sold! Yep, we just listed and just sold this adorable Hillman City bungalow? But of course – it is all about the #DivaDifference. You know the usual – fix what is broken, make it look pretty, and market the crap out of the house. And guess what we have a record on our hands!

Here are the results:

Sold for $404,200 (30% over asking)! This is a record in Divaland and a record in the area. Basically nothing in this size was selling for more than $365,000!!!!

When we say we work magic, we aren’t kidding!

When our Diva Dwellers bought this cute little garden home in Hillman City a few years ago, no one had even heard of Hillman City, it was a no man’s land between Columbia City and Othello. No one could have dreamt how quickly that neighborhood would take off in just a few years! This Diva Dwelling couldn’t be a better first-time home buyer house. Two bedrooms and one ginormous bathroom, brightly lit with a fun color scheme, and an open kitchen and living area make this house feel inviting and far bigger than it’s 900 square feet. And the yard, holy moly the yard! It big and fenced with an adorable patio and fruit trees galore. The bones were strong–brand spankin’ new furnace, new roof, updated plumbing and electrical…what more could you ask for?

Money Shot

Pricing was a challenge–there was nothing selling in our Diva Dweller’s neighborhood. As in there was nothing decent on the market. At the same time the house across the street only sold for $320,000 and was a smidge bigger. We had to make a tough choice but knew if we priced the home higher than the most recent comparable we were going to loose buyers. So we priced the home at $309,000 knowing it would sell for more.

The offer review day we knew we were going to get at least $360,000 for the home. But little did we know we would get several of those thirteen offers in the high $300Ks and two above $400K. And once again we decided to go with the offer that had some items that made it not as great as the other top offer. But we knew the brokers behind the buyers were amazing and their lender was the best in the city. And guess what it appraised! Great buying team! Great listing team! Happy Sellers! Happy Buyers!
