I’m here at my newly listed townhome in Columbia City. I’ll show you how these sellers took their old 2007 Diva Dwelling townhome from dated to Divariffic without spending huge amounts of money on a massive remodel. 


What Updates to Make to Your Townhouse: Kim’s Top 5 Tips for Adding Value to Your Townhome

Most townhouses in Seattle are fairly modern, and won’t need much work done. However, if your townhouse is more than a few years old, some simple updates can add value when you go to sell!

Tip #1: Refresh Old Kitchen Cabinets

I’m sure your cabinets were stunning when you bought your townhouse a decade ago. But after years of wear and tear, cabinets can get worn and warped. Or maybe those rich dark brown cabinets felt chic in 2012, but now they just feel dark. But do you really want to shell out thousands of dollars for all new cabinets?

Of course not. And no need for that, either. Enter cabinet refacing or refinishing! There are many companies who will help you reface your cabinets for way less money than installing all new cabinetry. This is a stellar idea for a townhome since, in general, a complete remodel is rarely necessary. Refacing can involve new paint or stain, new veneers, new cabinet fronts, or a combination of these depending on the look you are going for.

The sellers of this Columbia City Diva Dwelling had these cabinets refinished from the 2007 boring beige style into these stunning crisp white beauties.

A good point to remember is cabinet refacing isn’t just for your kitchen. It works for any cabinetry in your home!

Tip #2: Replace Dated or Damaged Countertops

Even the best countertops eventually start to look worn. Unless you never use the kitchen, white quartz counters can be hard to keep pristine. And if you live in my house, well, our counters take a beating!

Replacing older counters either in a kitchen, bath or both is a stellar way to add value and lift up the look in your townhome. Considering these sellers made a huge change in their cabinet style and color, they definitely needed to change out those old Formica countertops for these beautiful new quartz counters. 

Here is a quick Diva trick to help keep the cost down on your counter refresh: Many places that sell quartz or granite countertops, like Stone World in Georgetown, have remnants you can buy at a discount. They do vary in size, but this could be a great option if you have a smaller kitchen or bathroom vanity.

Tip #3: Upgrade Your Appliances

Ok, maybe this one is obvious for some of you, but you would be surprised. I’ve seen many kitchens where the sellers have NEVER replaced their old appliances. This is by far one of the easiest upgrades you can make to add value to your townhome. When my buyers see a kitchen full of new stainless steel appliances, it definitely pulls focus from the slightly older cabinets and counters. 

New appliances say “I love my kitchen and I love to USE my kitchen and so will you!” And even if you are not selling, it’s your home. Love yourself enough to get rid of that crappy dishwasher that sounds like a Boeing 757 taking off and get yourself something pretty and quiet that actually cleans your dishes. If you are going to spend money on anything, spend it on new appliances!

Tip #4: Change Out Carpeting for Engineered Wood Flooring

Look—I myself am not a fan of carpeting. That’s because we have a teen, 2 dogs, 2 cats, we like to drink things that spill and cause stains… you get my point. That may not be you. And it’s not the sellers of this home, either. 

While they decided to keep most of the carpeting in most of the home, they did upgrade it to more modern and better quality carpeting. Which definitely adds value. My clients also chose to add engineered bamboo flooring to the main level of the home. This upgrade alone completely changed the vibe of the house. 

Now you walk in and your first impression is not 2007, but 2023! Installing engineered hardwood flooring to your home is a stellar way to add value and take your home from dated to divariffic!

Tip #5: Update Lighting

If you are already a Team Diva fan, you know my mantra. No more boob lights! (Check out our video “Kim’s Pet Peeves – Bad Lighting”!) But guess what? We are actually NOT talking about boob lights today. We are talking about bathroom vanity lighting.

Unless you are buying higher-end new construction, I find that most builder-grade bathroom lights are pretty blah and cheap looking. Our amazing seller clients had their lighting updated and it made all the difference! Add some new paint and new lights, and your bathroom will look fresh and updated. Sure, you could also give it a cabinet refresh and a countertop change, but simply adding new lighting can add value and give your entire home a new vibe.
