They are known for their inspired design elements, and in this townhouse, this includes features like the 2-story transom windows that span from the top floor to the living room. I am also loving the highly functional kitchen and open living space, and the rooftop deck. This is a high-end home with high-end features and finishings! As a realtor, I want to make sure that I let potential buyers know how truly special this home is. How do I do that? Staging! Staging a home is a huge part of highlighting a home’s best attributes. It’s how we create magic in a home as incredible as this one.
When I’m preparing a home to list, it’s easy to get so focused on my pre-listing to-do list that I forget how amazing a home truly is! I get caught up in the weeds of working with the sellers to get the painters, handypeople, and landscaped out to the home. But every time I get the staged photos back from our photographer John, it’s like Christmas morning. I’m always so excited and proud of our final results, and this townhouse is no different.

The kitchen is my favorite space in this townhome. Take a moment to see the kitchen without its staging, and then take a look at that stunning “after” photo!
Look at the way staging makes the whole kitchen so much more “dialed-in” and cohesive. It’s hard to believe the “after” photo is even the same space. Also, the pantry is one of the coolest pantries I’ve ever seen in a townhouse.

Ok, moving on to the living room! The original builders did an amazing job thinking through the space. The ceilings are way higher than what you find in a typical townhouse, and this place has great bones. Ready for the staging reveal?
Now notice the way the placement of the couch and artwork draws your attention to the space! I love when staging is aspirational, while also letting you pretend that you actually live here with all of these beautiful things.

Now let’s go upstairs. The primary suite is always something we rush through listing photos to see. Will it fit a real bed? And hopefully a dresser? Is that a real ensuite bathroom, or is it shared? Last but not least, I am going to show off the outdoor spaces. I mean, it is summer on Capitol Hill. And it is Pride season. We all need outdoor space to throw our own before or after parties! Well, luckily, this home has not one but two outdoor getaways! The main level patio is perfect for dining with friends when the sun gets too hot. At the same time, this rooftop deck is the spot where all the sun-seekers will want to be. If we were going to just take a listing photo of the empty rooftop, I feel like it would look pretty boring. And no home staging before and after would be complete without putting the final touches on the outside spaces!
