What do you need to know about buying a home in Greenwood in Seattle? This neighborhood offers condos, townhouses, and detached single-family homes. Currently, in Greenwood the average price for a condo is $620,000, the average price for a townhouse is $710,000, and the average price for a detached single-family home is $970,000. Some great transit options include many convenient buses and the Rapid Ride E Line, and the Northgate Light Rail Station is 10 minutes away. There are also several great amenities including several great dining spots, a farmers market, popular grocery stores, and more.

This area is often overlooked in favor of larger and more well-known neighbors, such as Green Lake and Ballard. But here at Team Diva, we have a special affinity for Greenwood! 

Greenwood is a neighborhood with a strong sense of community, a rich history, and a charm that makes it a wonderful place to live. In this video, I am giving you some great tips that will help you determine if Greenwood is the right neighborhood for you. We will chat about the different types of homes you can buy, the average price of those homes, the type of transit you can find, and of course, we will be learning about all the wonderful amenities you will find in Greenwood. 


Tips on Buying a Home in Greenwood in Seattle

What Types of Homes Can You Buy in Greenwood?

Greenwood, like many neighborhoods in Seattle, offers a variety of housing options to cater to different preferences and budgets. Here you will find townhomes, single-family homes, and plenty of condos. There is a great mix of older homes and new builds, which adds to the vibrant, eclectic feel of this community. 

Condos

Condos are prevalent in urban neighborhoods like Greenwood. They can be more affordable than single-family homes and are often found in mid-rise or high-rise buildings. There is also a trend toward new cottage-style condo homes. As of now, there are only a few of these builds but it could be a growing trend in community living.

Townhouses

Townhouses are a popular housing option in Seattle, and Greenwood is no exception. They are often a more affordable alternative to single-family homes and come in various designs and styles, from 2000s traditional to 2020s high-design modern.

Detached Single Family Homes

Greenwood offers a mix of single-family homes, including Craftsmans, bungalows, mid-century modern homes, and even some new construction. This variety of styles also means a wide range of price points. The other plus of buying in Greenwood? Many of these homes have large lots with both front and backyards, and some are even easily suited for an additional detached dwelling or cottage.

Today I’m in this recently remodeled two-bedroom one-bath cottage. This adorable home features a huge garage on the 6,280-square-foot lot, which opens up a myriad of possibilities for storage, expansion, and future rental income! This home is also perfectly located near Greenwood Ave, which means it’s just blocks from schools, shopping, and dining.

What Are the Average Prices of Homes for Sale in Greenwood?

Greenwood is not only conveniently located in North Seattle, but it is also more affordable than its neighbors in Ballard and Green Lake. For instance, if you want to buy a detached single family home, Greenwood is 38% less expensive than Ballard. And Greenwood is 18% less expensive than single family homes in Green Lake. And the benefit is that Greenwood has some great amenities similar to many North Seattle neighborhoods! 

Condos  

Right now, the average price to buy a 2-bedroom, 1.5+ bath condo in Greenwood is $620,000. 

Townhouses

If you’d like to buy a townhouse, average prices in Greenwood are currently averaging around $710,000 for a 2-bedroom, 2-bath townhome.

Detached Single Family Homes

Now detached single-family homes in Greenwood definitely run higher in price. The average price of a detached single-family home is currently at $970,000.

The Price of Our Newest Listing in Greenwood

This home that we are in today is in stellar condition. It also has a larger lot and a huge garage, which is perfect for converting to a future rental. This home is centrally located in the Greenwood neighborhood. And it is priced at $750,000. That’s $220,000 below the single-family average, and not much more than a townhome. This home is a stellar buy, not just for Greenwood, but for Seattle in general.

What Types of Transit Does Greenwood Have?

Transit 45 Bus Route Greenwood

Although there is no light rail line in Greenwood, it is only a mere 10 minutes from here to the Northgate Light Rail Station. You can hop on the light rail here and it will get you to the University of Washington, Downtown Seattle, or Seatac International Airport super fast, as well as many stops in between. 

No worries if you are not a park-and-ride person since in this area of Greenwood you are never more than a few blocks from a bus stop. The #5 is your best option for going North and South and will get you all the way to Belltown. The #45 will get you all the way west into North Beach and all the way east to U Village and Sandpoint Way. And for the quickest shot downtown, just hop in the Rapid Ride E Line. The E line will also take you north to Aurora Village for all your Costco and Home Depot needs. 

What Types of Amenities Can You Find in Greenwood?

Greenwood Shopping District

Greenwood Avenue, the main drag in this neighborhood, is known for its diverse mix of businesses, shops, and restaurants. 

Snag fresh pastries from Coyle’s Bakeshop, grab a fabulous cup of coffee at one of Team Diva’s favorite coffee places, Diva Espresso, or indulge in a wonderful dinner at Flint Creek Cattle Company. Some more of my favorites also include Abuelita’s Kitchen, Bar Sur Mer, Gordito’s, and for a fun romantic dinner, I love Pizzeria La Rocca.

For finding fresh produce and local products, the Greenwood Farmers Market is the place to go! The market is open from May to October and offers fresh produce, artisanal goods, and a sense of community for both residents and visitors. There is also a swanky new Metropolitan Market that just opened down the street off 85th Ave NW. And rumor has it that just a few blocks away, a Trader Joe’s will be opening any minute now. 

Greenwood and its neighbor Phinney Ridge are also communities where local art and artists are embraced. The “Greenwood Avenue Blocks,” were created by local artists and showcase art installations that add to the neighborhood’s unique flavor and character.
