What do you need to know about how to buy a home in Kirkland? Kirkland has many types of homes, with everything from vintage mid-century homes to stunning high-end new-construction townhomes. Currently, the median price for a single-family home in Kirkland is around $1.4 million. If you want to live in a Kirkland neighborhood with a view, head to neighborhoods along Lake Washington like Yarrow, Moss Bay, Market, Juanita, and the westernmost parts of Inglewood and Finn Hill. Kirkland transit options include buses and park & rides, and you’ll find this car-centric area has lots of parking. Tip #1: What Types of Homes Can You Buy in Kirkland?

In the video above, I’m in a cool mid-century home in Kirkland’s Kingsgate neighborhood. Kirkland is really all about mid-century homes since that’s when this area started to boom. You’ll find homes from the 1940s, ‘50s, ‘60s, and ‘70s, much like this home. And yes, surprise—you can even find a home with a pool! 

Kirkland also has some wonderful and architecturally interesting NW Contemporary homes. There’s even a smattering of stunning high-end new construction townhomes. Although single-family homes are the bulk of what you will find, there are many apartments and condo buildings available as well. Apartments and condos are especially closer to its urban center.

Tip #2: What Are the Average Prices of Homes for Sale in Kirkland?

Being one of the nicest places to live in the country means that Kirkland is highly desirable, and the price tag for housing reflects this.

Home Prices in Kirkland (updated 2023)

  • Single Family Homes: The average price point for all single-family homes in Kirkland YTD is currently at around $1.4 million.
  • Townhomes: If you are looking for a new modern townhouse—of which there are not many available—plan on paying anywhere from $1.5 million to $2.5 million.
  • Luxury Homes: The average price point for a single-family home will be closer to $3 million.  
  • Condos: While the average price point for condos is around $660,000, you can certainly find some super chic condos right on the water for $1, $2, AND $3 million dollars. And some even come with a place to park your boat!

But guess what?! This newly listed mid-century home is only $1.1 million. And it has a pool! If you are looking to buy a home in Kirkland, I would not wait long to see this one. 

Tip #3: What Neighborhoods in Kirkland Have the Best View Homes?

Since Kirkland sits on the hills right next to Lake Washington, you can expect that many homes will have some stellar views. Stick to the neighborhoods along the Lake.

  • Yarrow Bay
  • Moss Bay
  • Market
  • Juanita
  • Westernmost parts of Inglewood and Finn Hill.

For the right price, you are bound to find a home with some breathtaking Lake Washington and Seattle views in some awesome locations in Kirkland.

Tip #4: What Do You Need to Know About Kirkland’s Transit Options?

Well, I hate to say this, but transit is not Kirkland’s strong suit. But things are turning around. The Rapid K-Line is supposed to open up in 2024. Kirkland also has an extensive bus system with numerous park-and-ride spots and a major transit center. It also has an abundance of parking, which is something that is slowly becoming extinct in Seattle. 

While it may lack a diversity of transit options, Kirkland is a great city for biking. There is the Cross Kirkland Corridor that runs from Totem Lake (which is super close to this mid-century home) all the way to the South Kirkland Park and Ride. And there are 56 miles of bike lanes as well. Heck, you can even bike your way around the Lake and into Seattle if you have the time and energy!

Tip #5: What Types of Amenities Will You Get to Enjoy in Kirkland?

I’m not a suburban gal, but if there was any suburb I would live in, it would be Kirkland. The downtown corridor is seriously beyond quaint. It’s brimming with local bars, restaurants, coffee shops, boutiques, and even a yummy gelateria. We actually just had dinner at Feast and it was fantastic. 

Kirkland also has a multitude of cool waterfront parks and some larger inland parks. Go swimming at Juanita Beach Park, launch your kayaks at Denny Park, or head over to Bridle Trails State Park, one of the country’s best equestrian parks. Here you can ride through their 28 miles of wilderness trails. 

And if you are up in the neighborhood where we just listed this cool mid-century home, you are just minutes to The Village at Totem Lake. The Village has pretty much everything you might need: movies, a spa, Whole Foods, shopping, dining, a bank, and a medical center. 

Oh, and I know it’s not IN Kirkland, but you are literally just 10 minutes to Woodinville, where you can visit some of the best wineries in the country!
