In this video, I am so excited to share my latest listing in Seattle’s Columbia City neighborhood. I’m also chatting about tips for buying a home in Columbia City. 

Did you know that Columbia City is just a few minutes north of where I’ve lived for over 20 years? It is also one of Seattle’s most vibrant neighborhoods. For years, this area was a haven for first-time homebuyers, but as its popularity grew, so did its price point.

Now I’m going to share the specifics you need to know about buying a home in Columbia City.

What Types of Homes Can You Buy in Columbia City?

For years, Columbia City was a sea of single-family homes. This included mostly bungalows, Craftsmans, and some cool mid-century split levels. With the redevelopment of the Rainier Vista community in the mid-2000s, many modern homes and townhomes were added to the neighborhood. And the townhome craze has continued. 

The opening of the Columbia City Link light rail station meant that the whole area was rezoned to allow more density. Density in Seattle typically means apartments for renters and townhomes for homeowners. Today in Columbia City you can find smaller affordable townhomes, luxury townhomes, live-work townhomes, and everything in between.

I just listed this gorgeous townhome, which was built in 2013 by a highly renowned local builder, Dwell Development. What is so unique about this townhome is that it lives more like a freestanding home due to its extra high ceilings and less narrow design. Another cool feature is that this home is 5-Star Built Green. Let’s just say, they don’t make them like they used to, ‘cause this baby is a rare commodity in Columbia City. 

What Are the Average Prices of Homes for Sale in Columbia City?

There is a wide variety of home and townhome styles available to you in Columbia City, but what will it cost you to buy in this neighborhood?

Home Prices in Columbia City (Updated in 2023) 

  • Single-Family Homes: The average price point for a single-family home in Columbia City is currently around $940,000. 
  • Larger/Upscale Single-Family Homes: The average price point for this type of home in Columbia City is currently between $1.2 -$1.4 million. 
  • Smaller/Less Updated Single-Family Homes: The average price point for this type of home in Columbia City is currently between $700k-$800K. 
  • Townhomes: The average price point for a townhome in Columbia City is currently around $775,000. 
  • Condos: Ok – so Columbia City has very few condo buildings. We just didn’t have enough data to give you accurate information on the prices.

Basically, there is pretty much something for everyone if Columbia City is your “must live” place to buy.

Which Areas in Columbia City Have the Best View Homes?

So Columbia City is not really known for its “water views” since it is more centrally located in Southeast Seattle. But find yourself a townhome with a roof deck like this one, and you can get some pretty sweet territorial views. 

If you go east of Rainier—closer to Lakewood/Seward Park, which swings a little uphill—you can find homes with wonderful views of Downtown Seattle. And when it is super clear out, you can even get a peekaboo view of Mt Baker.

What Types of Transit Does Columbia City Have?

Ok y’all, there is now way you can talk about Columbia City without talking about Seattle’s Link Light Rail system. I mean, this neighborhood was one of the first to get light rail access and it certainly has had an overwhelmingly positive impact on the community. This townhome is literally less than half a block from the Columbia City Light rail station. So thank goodness you have a garage, ‘cause you may wind up keeping your car parked there most of the time! You can take the light rail to SeaTac International Airport and beyond, to downtown, to Capitol Hill, to the U District and soon, even to Bellevue!

And beyond having exceptionally easy access to the light rail, you are within blocks from three different major metro bus lines like the infamous #7, everyone’s fave #106, and the #50. So you just move here, park that car, and take a ride on the transit line!

What Types of Amenities Can You Find in Columbia City?

When Chavi and I were first living in South Seattle back in 1998, this neighborhood was pretty slim pickin’ for dining, shopping, or entertainment. Now, well, let’s just say some folks from Capitol Hill come here for a good time!

Besides the great Columbia City Farmers Market, which now runs year-round, there is the Columbia City Night Market and the Beatwalk. Both are great neighborhood events. You can also see live music at the Rumba Note Lounge or at the Royal Room, or catch a first run movie at the Ark Lodge Cinema. All of these are within a 5-block radius.

Now, I know you got a glimpse of this home’s sweet kitchen where you can cook up all those lovely finds from the Farmers Market. That’s great, but sometimes we just don’t feel like cooking. Well, living here you are all set since Columbia City is also a fabulous place to dine out. Just a few blocks away is Off Alley, a small farm-to-table restaurant that made the NYT 50 Best Restaurants list in 2022. And having enjoyed many meals there, I can vouch for its awesomeness. For more casual dining there are also wonderful spots like Marination, Tutta Bella, and Geraldine’s Counter. And on the slightly fancier end, there is La Medusa, another Diva fave.

While this neighborhood is not known for its views, there are some amazing territorial views that are best enjoyed from a rooftop deck. Many people love Columbia City for its great transit options, which include convenient buses and the Link light rail. Columbia City is also home to enviable amenities including the Columbia City Farmers Market, excellent entertainment, and destination dining.
