The question I have been fielding quite a bit these last few months is whether I should sell my home in Seattle in 2025. The HONEST answer is “It depends on what you are selling.” A detached single-family home is selling like hotcakes. I have already been in multiple offers with some of my buyers who are looking to move up to a larger home for their expanding family. Meanwhile, we have condos that we were unable to give away last year. 

Here are my answers to if you should sell your home in Seattle in 2025:

  • Detached Single Family Home – SELL!
  • Townhouse – Maybe
  • Condo – Hold

Before you go much farther down the Seattle home-selling rabbit hole here are a couple of things you need to know. It is extremely important to me that all of my sellers are well-educated about the process of selling their homes in Seattle. The more you know the easier it is for you to make sure you make top dollar on your home.

Let’s dig into the reasons why you should or not sell your home in more detail below. 


Should You Sell Your Home in Seattle in 2025

The Seattle real estate market in 2025 is a tale of two markets. One market is the hot moving single-family home market. And the other is the dreaded condo market. Condos are having issues! Caught between these two extremes are townhouses. Some are selling. And many others are NOT selling. 

Selling Your Detached Single-Family Home In Seattle in 2025

The majority of detached single-family homes in Seattle will sell in multiple offers in 2025. BUT sellers have to make sure their homes are prepared for the market, priced accordingly, and for those lucky sellers the DivaTax does help. 

I was just quoted in the Seattle Times talking about the Seattle real estate market:

“Buyers and sellers have “attuned themselves to, ‘OK, we’re not going to see the rates get to 5% anytime soon. How much longer do I forgo making the transition I want to make?’ ” Seattle Coldwell Banker Bain agent Kim Colaprete said.” 

The point I was trying to make is that there are a lot of people sitting on the sidelines in this market. Last Fall Donna and I started to see these sideline home buyers dip their toes into the market. All of a sudden all of our single-family homes started to sell in multiple offers. I genuinely believe there is a pent-up demand for non-condo/townhouse living spaces that is driving up prices.

Can you sell your detached single-family home in 2025?

Yes!!!! But the real question is can you sell that home in multiple offers? 

Here are some rules to follow:

  • Staged With Inspiration: You HAVE to move beyond the grey boring box and be inspirational. 
  • Priced At Market Value: Price the home right at the point to initiate multiple offers. Included in this price needs to be a hard conversation about the buyer’s broker compensation.
  • Marketing Is Critical: You absolutely need to have a Diva level of marketing in order to make sure your home sells in multiple offers. 

Selling Your Townhouse In Seattle in 2025

Selling a townhouse in Seattle is really tough right now. There is a lot of NEW inventory from developers who are offering incentives for homebuyers. Some of these incentives include buying down the rate, adding in additional amenities, and other items. Meanwhile, your average townhouse seller is dealing with deflating home values and A LOT of inventory. 

Can you sell your townhouse in 2025?

The answer is yes but you have to follow these rules:

  • Staged With Inspiration: Your home has to look amazing! 
  • Priced Below Market Value: There is no pushing the price right now with townhouses. You have to have your home priced at or below the lowest-priced comparable property. 
  • 30-60 Days On Market: Townhouses are not selling in the first or the second week. It takes at least one month for a townhouse to grab the attention of someone. 

Selling Your Condo In Seattle in 2025

Do not sell a condo in Seattle in 2025 unless you absolutely have to! Why? In 2024 there was a 52% increase in the number of condos on the market in Seattle according to the NWMLS compared to 2023. There was an 8% increase in sales but it wasn’t enough to offset the number of units on the market. Many of the condos that did not sell in 2024 will be coming back on the market in 2025

Can you sell your condo in 2025?

The answer is yes but you HAVE to do the following:

  • Staged With Inspiration: Your home has to look amazing! You cannot skimp on staging the home.
  • Priced BELOW Market Value: Unfortunately, you have to be priced 10% BELOW the last best comparable property in order to even get a buyer to LOOK at your home.
  • 45-90 Days On Market: Our word around the office for condos was “OUTLAST.” You have to be the last, cheapest, and best-looking condo on the market in order to sell! 

Should You Sell Your Home In Seattle In 2025?

The answer to this question is “It depends on what you are selling.” Condos are having a really rough time and we do not expect this to change anytime soon. Townhouses are fairing a bit better. But what everyone wants to buy is a Single Family Home!!!! The classic 3 bedroom / 2 bath home is selling faster than Taylor Swift tickets.
