You all know we love selling mid-century modern homes in Seattle. We just recently sold and closed on this rad home just north of Seattle in Shoreline. This little suburb of Seattle is well known for its amazing mid-century homes. And this one was one that is quintessentially Diva fab. So fab that it sold for $115,000 over asking in multiple offers during a tough election season that has definitely impacted our local real estate market.

The Story Behind Selling This Mid-Century Modern Home Just North of Seattle

One of the best things about selling this mid-century modern home just north of Seattle in Shoreline was the clients. One they were referred to us by another Diva Dweller which is always the best. In addition, our clients called Kim and Donna almost nine months in advance to get their to-do list going. They wanted as much detail as possible to make sure they were able to maximize their value. And that is exactly what they did. Below is their seller story. 

How did you meet these clients to sell their Seattle mid-century modern home in Seattle? 

These awesome folks, Mari and Jon, were referred to us by another client of ours Jennifer Weiss. We sold Jennifer’s Queen Anne co-ops a couple of years ago. We love it when clients refer their besties to us! 

Why did the sellers want to sell their Seattle mid-century modern home? 

Our sellers have been building a new home for over a year in Orcas island. They planned to move when their son graduated high school and went to college in Fall of 2024. It was important as a family that all the parts were in place before they made this big move. The goal was to get the kiddo moved into college, move to the new house on Orcas, and then sell their home.

What was the home prep process like?

These folks were amazing! They had taken excellent care of the home so the work was minimal but very aesthetically impactful work. We met with them in January of 2024 and gave them the list of our suggestions and they went to work immediately. The list was substantial but not over the top. They kept us in the loop over the months and we went back for a live check in mid August and they were nearly done! 

Most of the list involved the standard items and few other bonus items that made the difference:

  • Fresh Paint 
  • New Carpets 
  • Updated Light Fixtures 
  • Refreshed Landscaping 
  • Updated Exterior Paint: For this home they really wanted to repaint the exterior color. We all agreed this was a great idea. The color that Mari and Jon picked was absolutely stunning. 
  • Minor Update To The Kitchen: The sellers also wanted to update their kitchen a bit so they added some modern new backsplash tile. This was an excellent idea. The tile was subtle but had a huge impact. 

The Boob Light Videos Made a Difference

Our clients watched all of our videos about the prep process. They even replaced the “boob lights” before we met them in January as a result of our infamous lighting video.

How far in advance of listing the home did you originally connect about selling? 

The sellers of this mid-century modern home just north of Seattle called us in January for a listing late in September. Almost exactly eight months from meeting to list date. We love this. I wish all of our sellers contacted us months before they were ready to list. It really makes life so much less stressful and more affordable for our clients. The more time you have to prep your home for sale means you can shop around for vendors and resources.

After the home was listed, what happened?

Yep. It was a “Hot Home”, especially for this market. At the Brokers Open house, which was in the middle of the day, we had over 10 active buyer groups come through and one broker touring for his clients. Which is pretty unusual. And some of these buyers came back more than once over the weekend. During the open houses over the we saw about 30 groups through home. Lots of broker showings and the house felt generally “hot” for 2024! 

What was the offer review process like?

This was one of our hottest homes we had. We received three offers and chose the Buyer with the strongest terms and highest offer. Remember, not all buyers are the same.

After the offer was chosen, what happened between then and closing day? 

The process was fairly easy. Because the sellers did EVERYTHING right. There was really nothing that came up in the inspection that was an issue.

What were the wins? 

The sellers! They were dream Diva Dwellers. We love it when people understand the process, do their research, and want to give us as much time as possible to make the Diva Difference happen. 

What made this transaction and clients so special? 

These clients were very, very special! Not only did they take such amazing care of the property but they were so respectful and appreciative of our process. They did everything right and they were incredible to work with. We love that Mari and Jon took our process to heart and trusted that it would work. Which it did and almost always does. And they were incredibly communicative and engaged with us in the process. We love when the sellers we work with are in partnership with us every step of the way.
