What Types of Homes Can You Buy in Kenmore?
A big reason people move to Kenmore is because they are looking for more space. What surprises me most about this area is the amount of space you get when you buy here. Whether you are looking to be in a sidewalk-lined community or you want to be out all by yourself, the housing options in Kenmore are much more spacious than some other areas in the region. I’ll go into more detail about each category of home types, but what people really covet up here is their space!
Condos
While there are not a lot of condos in Kenmore, the condos that are here are situated near Lake Washington. These condos have some really nice views of the water. They are also close to the main commercial areas, so you’re not too far from groceries and shops. When you get past the beautiful views, what struck me most was the size! In fact, the average size for a condo in Kenmore is 1,100 square feet! That is a tiny bit bigger than my 3-bedroom house.
Townhouses
Townhouses in Kenmore are a relatively new phenomenon, which makes sense to me. Since there are not a lot of condos and large single-family homes are getting more expensive, you need something in the middle for buyers in that segment. So if you’re shopping for a townhouse in Kenmore, you can expect that townhouse to be 3 to 4 bedrooms in size. And you can expect that it will also be close to amenities like grocery stores, restaurants, and main arterials. The townhouse options impressed me the most during my research. Often, we think that in order to buy a townhouse, you have to sacrifice personal space. That is not the case in Kenmore.
Detached Single-Family Homes
This is where Kenmore really starts to shine. This is also where we start to see the largest spaces. In Kenmore, you have a large stock of detached single-family homes that were generally built between 1960 and today. So, if you are looking for mid-century modern homes, they have them here. If you are looking for brand new homes that have never been lived in, that’s here, too.
One thing that Kenmore has that other cities don’t is large houses on large properties. Some homes like the one I am standing in today have an average city lot of 5,000 square feet. This gives you plenty of room for a garden and outdoor patio while still giving a sense of community with your neighbors. On the other side of the spectrum, it’s not uncommon to find homes on acreage. The largest one I found that is currently active is 200,000 square feet. That’s nearly five acres! With that much space, you will never see your neighbors unless you want to.
This Home is the Perfect Example of a Detached Single-Family Home in Kenmore
This home we are in today is a great example of what you can find in Kenmore when you are looking for community and home size at a great price. This home was built in 2012 has 4 bedrooms, 2.5 bathrooms, a den, a bonus upstairs living room, and a 2-car garage. Being a more modern build means the layout is ideal for entertaining on the main level and provides spacious privacy upstairs. There is even a 5-piece bathroom in the primary. The 5,000-square-foot lot means you have outdoor space to enjoy year-round. If this were my house, I would put a real nice gazebo back there.

We just talked about how much space you get when you buy a home in Kenmore so now we get to talk about price. The average price for homes for sale in Kenmore might surprise you. I know when I did my research, I was surprised! Right now, the prices break down like this:
Condos
The average price for a condo in Kenmore is $515,000 with an average size of 1,100 square feet. That’s a heck of a deal.
Townhouses
The average price for a townhouse in Kenmore is $827,000.
Detached Single-Family Homes
The average price for a detached single-family home in this area is $1,111,900.
Which Areas in Kenmore Have the Best View Homes?
If you want a home with the best views in Kenmore, then you need a home that is looking toward Lake Washington. For this, you’ll want to center your search around Inglewood and Arrow Head Point. These neighborhoods offer the most stunning views. Now that area can get really pricey, especially as you get closer to the waterfront. Because of Kenmore’s rolling hills, most homes will give you stunning evergreen views of the trees. And let’s be honest, this is why a lot of us move here. I had one client a few years ago that was just beside themselves. They kept saying, “It’s so green here.” And they’re right!
What Types of Transit Does Kenmore Have?
If you are looking to live a transit-centered lifestyle in Kenmore, you will want to search for homes that are near Highway 522. This is the main bus corridor for the city. From here, you can pick up multiple King County Metro lines headed to and from Seattle or east toward Bothell. You also have the Sound Transit 522 bus that picks up in Kenmore.
What Types of Amenities Can You Find in Kenmore?
So, what do you do in Kenmore? What kind of amenities are around here? Well, if you are looking for great food, check out The Guest House Restaurant or head to one of my favorite spots, Stoup Brewing. If that doesn’t fit the bill, head over to Buddha Bruddah for a plate lunch. For groceries, you have your holy trinity of Safeway, QFC, and Grocery Outlet, and if you pop over to Bothell, they have an awesome PCC.
My “Coffee with Roy” video series makes me come across as a bit of a coffee snob, and I’ll be honest: I don’t have a favorite coffee shop in Kenmore. I really like to drive down the road to Honey Bear Bakery next to Third Place Books when I’m up in the area. Between the coffee and the bookstore, they can take all my money as far as I’m concerned. I know it’s in Lake Forest Park, but that’s another reason Kenmore is so great. It’s so close to LFP, Bothell, Seattle, Kirkland, and Bellevue. Its central location means all your regional favorite spots are close at hand.
When you are looking for a relaxing space to stretch your legs and your mind, Kenmore has some beautiful waterfront parks. St. Edwards State Park offers hiking and walking trails around 326 acres of forest, play fields, and picnic areas. This park also has 3,000 feet of Lake Washington Waterfront as well as a four-star hotel and the campus of Bastyr University. If you are looking for a little bit of beach near home, check out Log Boom Park along the northernmost point of Lake Washington. There is also easy access to the famous Burke-Gilman Trail nearby!
Now, one amenity that I spent a lot of time at in college was Kenmore Lanes. Who doesn’t love a night out bowling with friends?! Just me? You’re missing out.
